A Recent Build

The Princeton Estate That Finally Matched The House.

The owners had lived with a tired lawn and an awkward gravel path for nine years. We re-graded the slope, hand-cut irregular bluestone steps, replanted the bed line with shaped boxwood, and dropped 40 mature arborvitae for privacy from the neighbors. Six weeks. One crew. No subcontracted surprises.

Our Story

Started In Their Backyard. Now In Twelve Across Mercer County.

Jovanni and Oswaldo started New Dawn in their own Princeton backyard back in 2010. One truck, one mower, and the same standard they hold themselves to today: every project gets owner-on-site time, every Friday gets a walkthrough, and every customer gets a number that they actually pick up.

That same crew now runs landscape architecture for estate clients, multi-property maintenance programs for HOAs and corporate grounds, and 24/7 snow operations across twelve towns. Registered with the Municipality of Princeton, listed on Sustainable Princeton, federally filed under DOT 4376213. None of which matters until the work looks better than what was there before us.

Why New Dawn

The Four Things That Most Landscapers Skip.

You are not paying for fancy trucks. You are paying for these.

01

Owner on every project

Jovanni or Oswaldo are physically on every job. Estate, HOA, or commercial. Not just the bid. The build.

02

One crew, master plan to mow

We do not subcontract architecture, hardscape, lawn, or snow. The crew that designs is the crew that maintains it five years later.

03

COI-ready, Princeton-registered

Liability and workers' comp issued before mobilization. Listed on princetonnj.gov. NJ-licensed for pesticide. Procurement-friendly.

04

Friday walkthroughs

Standard on every active account, residential or commercial. You see what we did. You sign off. We move on.

A note on timing

Spring Patios Book Out By March. By April, You Are Looking At Next Year.

Mercer County hardscape demand triples from January to April. We pour our last spring patios in mid-May. Wait until June and the next available slot is October. Commercial maintenance and HOA contracts close even earlier, between December and February, with priority routing to existing accounts.

Bluestone path through our backyard came out exactly like the sketch. They re-graded the slope so it actually drains now. The previous landscaper just laid pavers and called it a day.

Hired them for a fire pit and ended up doing a full backyard. Jovanni answers his phone, shows up when he says, and stuck to the quote. Three summers in and the pavers haven't moved.

We've used them for weekly lawn since 2022. They show up Tuesdays, edge it like it's their own house, and the seasonal cleanups in spring are the difference between a backyard and a lawn.

Sec. 14
FAQ

The Questions You Would Actually Ask.

Do you handle multi-property contracts for HOAs and corporate accounts?

Yes. Property managers and owners with multiple sites in Mercer County get a single contract, single point of contact, and consolidated monthly reporting. Pricing reflects portfolio scale. Insurance certificates are issued to your procurement contact before mobilization.

How much does a paver patio in Mercer County cost?

A typical 300-400 sq ft Belgard or Cambridge paver patio in Mercer County runs $8,500 to $18,000, depending on materials, drainage work, and steps. We give you a flat quote within 5 business days of the consult. No surprise add-ons mid-project.

How long is the wait between consult and install?

Spring projects (April-June) we book in February. Summer-fall projects we typically install within 4-6 weeks of approval. Winter snow-removal contracts we sign in October. Smaller jobs (cleanups, single beds) often slot into a Friday inside two weeks.

Are you licensed and insured? Pesticide-licensed?

Yes. NJ-licensed for pesticide and turf chemical application, federally registered (DOT 4376213), and listed on the Municipality of Princeton's official registered landscapers page. We carry general liability and workers' comp on every crew member.

Do you offer free estimates?

Yes. On-site consults are free for residential properties in our 12-town service area. We bring a measuring wheel, a soil probe, and ask the questions a designer would ask. You walk away with a clear scope before we send anything in writing.

What towns do you serve?

Princeton, Princeton Junction, Lawrenceville, West Windsor, Plainsboro, Hopewell, Pennington, Hamilton, Trenton, Cranbury, Montgomery, and South Brunswick. We do not currently serve Bucks County PA or northern Middlesex.

Do you do snow removal contracts?

Yes. Driveways, walkways, and parking lots, with plowing + salting + shoveling. We sign October contracts on a per-storm or seasonal basis. Priority routing goes to existing landscape clients.

Will the same crew that quotes me also do the work?

Yes. Jovanni or Oswaldo are physically on every project, and the crew you meet on day one builds it. We do not subcontract hardscape, lawn, or snow. The number you call on day one is the same number you can call on day 100.
