“From a 40-home HOA to a single backyard, the same two owners walk every property. That has been the standard since day one.”
The questions you would actually ask.
When does your snow contract start and end?
Contracts run from October through March. We sign new contracts through September of each year; commercial and HOA portfolios sign earlier to lock the season.
Do you do residential driveways or only commercial?
Both. Residential driveways are seasonal contracts with trigger-depth plowing; commercial parking lots get full-service contracts including pre-storm walks and documentation.
What is the trigger depth for plowing?
Standard residential trigger is two inches. Commercial and HOA contracts can be set lower (one inch) or to first-flake based on the propertys liability needs.
Is salt included or billed separately?
Both contract structures available: bundled flat-rate or per-application billing. Most commercial accounts choose per-application so they only pay when its applied.
Can I sign a multi-year snow contract?
Yes. Two- and three-year contracts available with rate locks. Common for HOA and corporate accounts.
Do you carry COI for HOA or commercial board reporting?
Yes. Certificate of Insurance provided on request, with additional-insured language for HOA and corporate clients. NJ DOT 4376213.
